The Work That Happens Before the Build
The Bozeman and Gallatin Valley area keeps growing, and behind every new home or shop is a phase most people never think about: getting the site ready. Done right, site prep makes everything after it smoother. Done poorly — or skipped — it shows up later as a cracked slab, a wet crawlspace, or a settling pad. This is what the dirt phase actually involves, in the order it happens.
Step 1: Clearing and stripping
Brush, trees, and stumps come off the footprint first, then the organic topsoil layer gets stripped — because organics rot and compress, and nothing structural should ever sit on them. Good practice is to stockpile the topsoil on site; you paid for that soil, and it goes back down at the end for finish grading and lawn. On wooded lots, this step is also where land clearing decisions get made: what stays for shade and screening, and what has to go for the build, the driveway, and defensible space.
Step 2: Cut to grade
The site gets excavated and shaped to the design elevation. The goal is balancing cut and fill — using the material cut from the high side to build up the low side — so you’re not paying to haul dirt away and then paying again to truck fill back in. On sloped Gallatin Valley lots this is where a walkout basement earns its keep: the slope becomes living space instead of a grading problem.
Step 3: Build and compact the pad
Fill goes down in thin lifts, compacted each pass — not dumped and bladed flat. This is the single step that most determines whether the building settles. A pad that reads level on day one but was never compacted keeps settling for years; a pad built in compacted lifts is done moving before the foundation crew arrives. If there’s an engineered spec, we build and compact to it.
Step 4: The foundation dig
With the pad established, the foundation or basement excavation goes down to plan depth — footings below frost, the bottom of the hole clean and undisturbed, and room for the crews to work. This is also the cheapest moment there will ever be to set perimeter footing drains: the hole is already open.
Step 5: Utilities and drainage
Water, sewer or septic, power, and comm lines get trenched while the equipment is on site and the ground is open — water below frost depth, everything bedded and backfilled in compacted lifts so the trench line never shows again. At the same time, the site’s drainage gets roughed in: the ground shaped so runoff moves away from the structure, with swales or drains where the lot needs them.
Step 6: Access and rough grade
The construction access matters more than people expect — a loaded concrete truck is the heaviest thing that will ever visit the property, and it usually shows up in the wet season. A compacted access route and a stone tracking-pad entrance keep deliveries rolling and mud off the road. Then the site gets rough-graded so the foundation crew steps onto clean, correct ground.
Why drainage-first matters around here
Montana ground freezes and thaws hard, and water that sits against a foundation or under a pad causes the most expensive problems a new build can have. We approach every Gallatin Valley site the same way we approach roads in Paradise Valley — drainage first, so the finished work holds up through runoff and freeze-thaw instead of fighting it.
What this phase sets up
Good excavation and site prep is invisible in the finished house — and that’s the point. The slab doesn’t crack because the pad was compacted. The crawlspace stays dry because the grade falls away.
